Coverage

Exactly what we cover, and what we don't

Each source's boundary in plain words, its newest record, and every change we've made, dated.

The coverage rule

A place is "Established" when its source is cleared in our source register, has been collected for at least 28 days (counted from our first collection run) with no gap longer than three days, and delivers at least five records a week in at least one trade or category. Until then it is "New": it is live and sold, its records are delivered, and every count says how many days it covers.

Territories and seats

Every trade in every Florida county we cover: permits in the last complete days and the seats taken, Local, Pro and Team counted together, zero shown as zero. Each trade and county goes to at most 5 subscribers, counting Local, Pro and Team together, or to one exclusive subscriber. A Local subscriber takes a seat in each of its trades in its one county; a Pro subscriber takes a seat in each of its trades in every county; a Team subscriber takes a seat in every trade and county it receives. An exclusive territory means you are the only one of our subscribers who receives that trade in that county; the permits stay public records.

Changelog

Changes to what we collect and how
DateChange
Oct 27, 2026First day of records held: our first collection read each live source back to filings made and permits issued on 27 October 2026 (Colorado UCC, Connecticut UCC, Miami-Dade county-issued permits, Tallahassee–Leon new-construction permits).
Nov 2, 2026First collection run for all four live sources, reading back to 27 October. Records about individuals were removed before storage: owner-builder permits, contractors with no company marker, and UCC debtors who are people.
Nov 2, 2026Miami-Dade record locations now come from the folio number's municipality code ("Unincorporated Miami-Dade" or the city's name), using the Miami-Dade Property Appraiser's official code list, instead of the dataset's City field, which reads "MIAMI" on nearly every row. Stored Miami-Dade records were collected again so they carry the corrected place.
Nov 2, 2026First-seen dates and daily windows now use the Eastern calendar day. Before, they used the UTC day, so a run after 7 p.m. Eastern (8 p.m. in summer) counted as the next day.
