Is your territory open?

Every trade in every county we cover, with its permits in the last week, the seats taken out of 5 (Local, Pro and Team counted together) and whether an exclusive is open. A Local subscriber takes a seat in each of its trades in its one county; a Pro subscriber takes a seat in each of its trades in every county; a Team subscriber takes a seat in every trade and county it receives. An exclusive is open only where no Local, Pro or Team subscriber has that trade and county. These are the real numbers: an open seat shows as open.

Who uses it

Five kinds of buyer, five plays. Each has its own page.

  • Building-material suppliers

New accounts from the contractors pulling permits in your trade, before the jobsite has a supplier.

    Example: COLLIS R••••• INC · Roofing (commercial) · $160,000 · issued Nov 2

    The play for building-material suppliers

  • Specialty subcontractors

See which contractors are starting jobs, and get on their bid lists.

    Example: A & ••••• G••••• C••••• Corp · Remodel / addition / build-out (commercial) · $1,097,450 · issued Nov 2

    The play for specialty subcontractors

  • Equipment rental yards

Know which jobs break ground, and who is running them.

    Example: MARONDA HOMES, L••••• O••••• F••••• · New construction (residential) · $482,000 · issued Nov 3

The play for equipment rental yards

  • Contractor insurance and surety agents

New projects need builder's risk, general liability and bonds.

    Example: GRACIE P••••• INC · Pool / spa (residential) · $79,400 · issued Nov 2

The play for contractor insurance and surety agents

  • Notice-to-owner and lien services

Permits show jobs starting. Notices of commencement, street addresses and owners who are people are not in the feed.

    Example: A & ••••• G••••• C••••• Corp · Remodel / addition / build-out (commercial) · $1,097,450 · issued Nov 2

  • The trade and the job as described on the permit

What we remove, and why

  • Owner-builder permits (where the contractor is listed as the owner) are removed: there is no contractor to sell to.
  • When a permit names a person as the property owner, we leave out their name and street address and keep the job, the contractor and the value.
  • Each permit reaches you once, on the first morning we collect it.
  • An optional minimum job value keeps small repairs out of your email.

Exact coverage

  • Miami-Dade (county-issued permits): Permits issued by Miami-Dade County's own building department. Most are for properties in unincorporated Miami-Dade (82% in October 2026); the rest are county-issued permits on properties inside cities. The City of Miami's own permits are a separate area here (City of Miami, city-issued permits); permits issued by the other cities' own building departments, such as Hialeah and Miami Beach, are not included.
  • Tallahassee–Leon (new construction only): Active new-construction permits (single-family, multi-family, commercial, pools and similar) from the City of Tallahassee and unincorporated Leon County. Re-roof, electrical, plumbing and other trade-only permits are not in this source, and permits leave it once completed. 7 reached the feed in the last 7 days.
  • City of Miami (city-issued permits): Permits issued by the City of Miami's own building department, for properties inside the City of Miami. Permits issued by Miami-Dade County are listed separately, and other cities in the county, such as Hialeah, Miami Beach and Coral Gables, are not included. 514 reached the feed in the last 7 days.
  • Cape Coral (city-issued permits): Permits issued by the City of Cape Coral's building department, in Lee County. Permits issued by Lee County and by its other cities, such as Fort Myers, are not included. 368 reached the feed in the last 7 days.
  • Leesburg (city-issued permits): Permits issued by the City of Leesburg's building division, in Lake County; some carry a The Villages, Howey-in-the-Hills or Okahumpka postal address. Permits issued by Lake County and its other cities are not included. 52 reached the feed in the last 7 days.

Quarterly or annual commitment

Full refund within 30 days · Every bad record credited · Volume-floor credit below 60% of the floor Terms

  • You are the only subscriber who receives that trade in that county
  • The territory's weekly volume, shown before you buy
  • A volume floor: in a month below 60% of the stated floor, a credit of your fee × (floor − records delivered) ÷ floor; for example, 50 records against a floor of 100 on a $799 fee earns $399.50

The permits stay public records: anyone can still look them up at the county. Exclusive means no other subscriber of ours receives them.

Price set per territory by its weekly volume. Every territory is open in the territory table.

Annual plans: two months free (you pay for ten months, up front). Prices are in US dollars and do not include any sales tax the law requires us to add.

Not included in any plan yet:

  • Checked business contacts, each showing how it was checked
  • CRM, HubSpot and Zapier push
  • Monthly reports of which competing lenders financed what
  • Notices of commencement, with Notice to Owner deadlines
  • An API

Questions buyers ask

Permit data is weeks old.

We collect every weekday morning. The newest permit in our data, by area: Miami-Dade (county-issued) Nov 1; Tallahassee–Leon (new construction) Nov 2; City of Miami Nov 2; Cape Coral Nov 2; Leesburg Nov 3. Every row shows its issue date, and a permit appears once the agency publishes it.

It's mostly junk: owner-builders, out-of-area jobs.

Owner-builder permits are removed; you get only the trades and counties on your plan, with an optional minimum job value.

My competitor gets the same leads.

Each trade and county goes to at most 5 subscribers, counting Local, Pro and Team together, or to one exclusive subscriber. The territory table shows the seats taken.

Bid sites locked me in.

No contract on monthly plans. Cancel in one click; cancel within the first 30 days and the plan is refunded in full.

I can browse Miami-Dade permits free elsewhere.

Yes, several sites let you browse them. We do something narrower: every weekday morning, only your trades' new permits from the county building department, companies only, owner-builders removed, shared with at most 5 subscribers, with a CSV and credit for bad records.

Do you cover the City of Miami, Hialeah or Miami Beach?

The City of Miami, yes: its own building department's permits are a separate area (City of Miami, city-issued permits). Hialeah and Miami Beach, no: their own building departments' permits are not included. The Miami-Dade source is the county building department's permits: mostly unincorporated Miami-Dade, plus county-issued permits inside cities.

Do you include notices of commencement or contacts?

Not yet. Today the feed carries building permits; we'll email subscribers when notices of commencement or checked contacts start.
